How often should you clean your air ducts in Miami?

The short answer: every 3 to 5 years for most homes, which is what NADCA (the National Air Duct Cleaners Association) recommends. In Miami we lean toward the shorter end of that range, because the AC here barely gets a day off. Some homes need it sooner. Here's how to tell.

Why Miami ducts load up faster

A house in Ohio might run its AC four months a year. In Miami-Dade and Broward the system runs most of the year, often around the clock in summer. Every hour it runs, the same air passes through the same ducts, and whatever the filter misses settles inside.

Humidity is the other half of the story. Cold supply ducts running through a hot, damp attic can collect condensation. Dust that stays damp turns into the kind of film that mold spores like. Add salt air near the coast, heavy pollen in spring, and the fine dust from any renovation, and ducts here simply fill up faster than the national average.

A simple schedule

Use this as a starting point, then adjust for what you actually see at the vents:

  • Every 3–5 years: a typical home with no pets, no smokers and nobody with allergies.
  • Every 2 years: pets, allergy or asthma sufferers in the house, or a home near a busy road or construction.
  • Right after: a renovation, drywall or flooring work, a rodent or insect problem, or moving into a home that's been empty or recently remodeled.
  • Right away: visible mold growth inside the ducts or on the air handler. The EPA lists this as a clear reason to clean, and the moisture source should be fixed at the same time.

Signs you shouldn't wait

The calendar matters less than what your house is telling you. Call for an inspection if you notice any of these:

  • Dust puffs out of the vents when the AC kicks on, or the grilles have a gray fuzz on them.
  • Furniture gets dusty again a day or two after you clean.
  • A musty smell when the system starts, especially after it's been off.
  • Dark spots or growth on the vent covers, the ceiling around them, or the air handler.
  • Allergies that are worse indoors than outdoors.
  • Weak airflow at some vents even with a clean filter.

What you can do between cleanings

A professional clean resets the system, but daily habits decide how fast it fills up again. Most of this takes minutes:

  • Change the AC filter every 1–3 months. Monthly if you have pets. Check the size printed on the old one.
  • Use a filter rated MERV 8–11. Higher isn't always better: very dense filters can choke airflow on older systems.
  • Keep indoor humidity around 45–55%. Your thermostat or a cheap hygrometer will show it.
  • Get the coil and drain line checked once a year with your AC service. A clogged drain line is a common source of moisture problems.
  • Vacuum the vent grilles when you dust.

What a proper cleaning includes

A real duct cleaning goes well beyond vacuuming the grilles. It puts the whole system under negative pressure with a HEPA-filtered machine and agitates every supply and return run with brushes, so loosened debris gets pulled out rather than blown into the room. It should also cover the trunk lines, the return plenum and an inspection of the coil and blower.

Ask for before and after photos of the vents. If a company quotes a whole-house job for a suspiciously low flat price, that's often a sign it's a grille-only vacuum with an upsell waiting.

Quick answers

Is air duct cleaning worth it in Miami?
For most homes, yes, every few years. The AC runs most of the year here, humidity keeps dust damp, and coastal salt and pollen add to the load. It's most worth it when you have pets, allergies, a recent renovation, or visible dust and mold at the vents.
Can dirty ducts cause mold?
Dirty ducts by themselves don't cause mold, but dust plus moisture does. In Miami, condensation on cold ducts in a hot attic or a clogged AC drain line can supply that moisture. If you see growth, clean the ducts and fix the moisture source.
How long does an air duct cleaning take?
A standard home takes 2–4 hours, depending on the size of the system and the number of vents.
